Mortgages Remain Unattainable as Banks Rake in Profits

All that we’ve heard all year has been how irresponsible banks in the United States of America have been dishing out mortgages to people who had no hope of repaying or affording in the first place. Now as we head into a new year with global banking struggling to stay afloat many people who would have normally been approved for mortgages and other home loans are no longer able to get them.

Many people are unable to get loans in this country because of the way that banks all lend each other money and when many of the banks in this country started losing out because of the mis-sold mortgage business and some have either been on the brink of collapse (Northern Rock for example) and others have had to be bailed out by the government through state loans.

So has this rectified the situation? Not exactly, there is still a low approval rating for mortgages even if you were to put forward a large percentage of the total sum you require. Banks are now doing the complete opposite from the practices of the past few years and deeming almost everyone including those with impeccable credit ratings as a risk.

The trouble with this is that the Bank of England base rate has been repeatedly reduced over the past few months, especially once the news of the credit crunch and impending recession broke. You would expect that banks would then bring their mortgage rates down too to hopefully drum up some business but many banks are being accused of reaping profits whilst the public struggle to find realistic loans.

The base rate has dropped by 2.61 percent since October when everything started to go wrong for many lenders but the average fixed rate mortgage has dropped a paltry 0.71 percent. One mortgage lender has commented saying that many lenders who have made significant losses over the past months are now using the growing divide to gains some more profits on mortgages.

Those looking to get a tracker mortgage are then forced to go for a fixed rate option instead, fixed rate mortgages now account for 69% of the market compared to 51% at the same time last year. This figure is estimated to rise when people currently still on variable rate mortgages come time to renew and find that they will have to remortgage on a fixed rate mortgage too.

How much should I charge as a flat rate to rake 1/3 of an acre of land?

I called back someone who replied to an online posting for my service and she has a 1/3 of an acre of land she needs raked. How much should I charge? She offered $100 and said it should take 3-4 hours. I just want to make sure I didn’t lowball when I accepted. Also how much should I charge others?

Trash Rakes - Advantages of Automated Trash Rack Cleaning

Trash rakes have existed since the first hydroelectric power plants were developed. Used to clean the intake racks that prevent debris from entering the plant, trash raking can be done as either a manual or automated process. While manual cleaning is still commonly used, automated systems are becoming more widely used because of their increased efficiency and lower operational costs.

Challenges in Cleaning Trash Racks

Trash rack cleaning poses many challenges to the operators of hydroelectric plants. As outlined in Civil Works for hydroelectric facilities, published by the American Society of Civil Engineers (ASCE) in 2007, these problems include:

• Siltation, which occurs when twigs, branches and leafy materials are not removed properly, causing an increase of sedimentation on the trash rack.

• Lower efficiency, caused by a damaged raking arm or misaligned trash rake.

• Damaged cables or pulleys.

• Inadequate lifting capacity.

• Inability to reach the bottom of the trash racks. (Hand raking is limited to depths of 6 to 8 feet below the water’s surface.)

One of the key solutions suggested in this book, beyond repairing damaged parts, is to upgrade manual operations to an automated system. The book cites an example from the Racine Hydroelectric Project on the Ohio River. It notes the benefits of changing to an automated system: “… it reduced [the] overall operating costs of raking trash, trash disposal, and lost generation.”

Design of Automated Trash Rack Cleaning Systems

The book Guidelines for Design of Intakes for Hydroelectric Plants talks about the design of automated trash rakes. There are a couple of designs available:

• A hydraulically driven chain system pulls raking fingers through the trash racks.

• A fully hydraulic arm trash rake consists of a boom that lowers the rake head into the water. In advanced models, a hydraulic cylinder tilts the boom to apply the rake at a constant pressure to ensure thorough cleaning.

Automated trash rakes can handle debris with great efficiency, either by dumping it on the forebay or intake deck, or through a conveyor or trough. Automated raking systems can be initiated based on time or a head differential. A buildup of trash creates an increased differential head across the trash rack; the rake begins operations when a specific level is reached. Automated systems can also be initiated manually by an operator who can watch for certain conditions and trigger the rake when necessary.

The Benefits of Automated Trash Rakes

Automated trash rack cleaning has been proven to improve efficiency and reduce costs. The Racine experiment, cited above, is just one example. In Europe, Verbun upgraded its hydroelectric plants along the Mur River with fully automated systems in 2005. The plants have been unmanned ever since and working very efficiently.

Operator safety is another benefit of automatic systems. Manual trash raking is inherently risky, and automated systems reduce that risk.

Overall, automated trash rakes offer many operational and financial benefits. Evidence of these benefits can be seen in the upgrades being done to hydroelectric plants around the world, and in the ACSE recommendation that upgrades from manual to automatic systems are one of the best ways to overcome the challenges of trash rack cleaning.

Small business these days are getting it wrong as far as creating a great website that will pull in profits for them. On the other hand big corporations have the money and the team of webmasters to do the job correctly thus pushing the medium to small size business to one side.

What Is The Answer?

I have been to a lot of websites and I have seen some great graphics and logos about the company. But I didn’t see much about how to help the customer, what the customer needs, how they can help the customer, not a lot of information for the people going to the site in the first place.

So the first thing that small business need to do is stop advertising themselves and think about what people want when they come to the site in other words put yourself in the shoes of the customer when building your websites.

Has a lot of information for them and stop advertising the business, this would greatly help getting more visitors to your site thus more profits for your company.

You can even try a survey to see what the customers really want on your website this would give you an excellent idea of how you could improve your website and give the customers what they want

Other Things To Consider

Could you imagine what a video could do for your site, I mean a video on your product instead of all those flashy banners on your site.

Think about it, people love to watch TV at home, it keeps them focused, and so does video’s a good informational video would go a long way to keeping your customers interest.

Also you need to think about site navigation make it easy for people to navigate around your site.

And last but not least have information articles on your site, this doesn’t make it look totally like an advertising site.

SUMMARY

Making your website more profitable should be on the top of your list. There is a lot of ways you can do that and make more money from it. I have just answered a few of the problems with web design today, but it’s the design that counts these days and how the customer sees your site when they come to it. So go take a look at your site and think of ways that you can improve it.
